Serenia Living: The West Crescent's New Benchmark for Value

I have been watching Palm Jumeirah's crescent change for a few years now, but nothing has shifted the conversation quite like the handover of Serenia Living.
Palma Holding built its name on the crescent with Serenia Residences, sitting on the east side and, for years, one of the addresses that defined what resort-style living on Palm Jumeirah could look like. Serenia Living is Palma's answer to its own success. Same developer, same DNA, but built on the west side, sitting at the very tip of the crescent, closest to Atlantis The Palm and the first building you reach leaving the crescent for the trunk. For an island where a five-minute drive can feel like twenty during peak season, that position matters more than most buyers realise until they live it.
This is my honest read on Serenia Living, what it actually offers, and why I think it is currently the best-priced resort-style community on the Palm.
An upgrade, not a departure
Serenia Residences did a great deal right. It gave the east crescent a genuine resort feel years before that became the standard buyers now expect on the Palm, and it remains a well-regarded, well-run community today.
What Palma has done with Serenia Living is take everything that worked about that formula and give it a more contemporary finish. The architecture is sharper, the interiors lean lighter and more modern, and the overall feel is noticeably fresher than its older sibling across the water. It is the same design philosophy, refined with a decade of hindsight on what buyers on the Palm actually want.
Its position adds to that. Being the closest crescent building to the crescent's exit point is not just a convenience for residents heading to Dubai Marina or Sheikh Zayed Road, it also places Serenia Living immediately alongside Atlantis The Palm, one of the most recognisable addresses in the world.
The pricing story
Here is what I find most compelling about Serenia Living right now: resale units are currently trading at around AED 3,300 per square foot, which makes it, in my view, the best-priced resort-style living community on the Palm.
The comparables in that price bracket are Balqis Residences, The 8 and Serenia Residences itself, all established, well-regarded communities that have proven themselves over more than six years on the crescent. They remain solid, sought-after addresses. But buyers comparing quality and finish are increasingly putting Serenia Living in a different conversation altogether, alongside Atlantis The Royal, Six Senses and Omniyat's Orla. Those three are now trading on the secondary market at more than double Serenia Living's price per square foot.
That is a meaningful gap. It means a buyer today can acquire a newly handed-over unit with a finish and design quality comparable to some of the most expensive addresses on the island, at a price point that still sits with product built six or more years ago.
Space that actually justifies the price
The other thing worth knowing before you write off Serenia Living as "just another new development" is the size of the units.
Two-bedroom apartments start from 1,800 square feet, considerably larger than most comparable new stock coming to market elsewhere on the Palm and in Dubai generally. In fact, the sizing holds up well against far more established Palm communities like Golden Mile and Marina Residences, which is not something you can say about most new launches. Buyers who have grown used to shrinking floor plates in newer developments tend to notice this immediately when they walk a unit.
Inside the community
Serenia Living is spread across four towers, and each has its own distinct character.
Tower 1 is dedicated entirely to two-bedroom apartments, some with maid's rooms and some without, giving buyers flexibility depending on whether staff accommodation is a priority. Tower 2 moves up to three and four-bedroom layouts, and Tower 3 is four-bedroom only. Tower 4 is the standout: a fully furnished luxury tower of half-floor penthouses, complete with a private Rolls-Royce chauffeur service for residents.
That range, from a well-proportioned two-bed to a chauffeured penthouse, is part of what makes the community work. It is not a single product pitched at a single buyer. It is a genuine cross-section of what resort-style living on the Palm can look like, under one address, at a price that still has room to move.
Where this leaves buyers
Serenia Living is a rare case on the Palm right now: a newly handed-over community, in one of the crescent's best positions, priced against product that is six years its senior, while competing on quality with buildings priced at double. That gap will not last indefinitely. As more buyers make the same comparison I am making here, I would expect pricing to firm.
If you are considering the crescent, whether that is Serenia Living, Serenia Residences, or one of the other addresses mentioned here, I would welcome a conversation about how they compare and which suits what you are actually looking for.
