Abu Dhabi Property Investment: A Longer-Term Opportunity

Abu Dhabi is attracting growing attention from investors looking to build a property portfolio over the longer term. For me, the appeal lies in a market that is still developing its international investment story, with new communities, a wider choice of property and more flexible ways to structure a purchase.

The opportunity is to identify the right development early, invest at a sensible entry price and allow time for the surrounding destination to mature.

A relatively young investment market

Abu Dhabi’s international freehold investment market is relatively young. The expansion of foreign ownership rights in designated investment areas in 2019 was an important step in opening the market to a broader pool of buyers.

Today, newer communities and destinations are still taking shape. As highlighted in Sotheby’s International Realty’s recent market commentary, Abu Dhabi’s expanding financial sector, cultural investment and leisure offering are drawing greater international attention.

That is why I see Abu Dhabi as a longer-term play. The investment case is the potential for a well-chosen property to benefit as infrastructure is delivered, communities become established and demand develops. Entry price, future supply and the developer’s ability to deliver remain central to that decision.

City, beach and golf: different ways to invest

One of Abu Dhabi’s attractions is the variety available within a single market. Investors can explore city apartments, beachfront developments and golf resort communities, each with a different potential tenant and resale audience.

A city apartment may suit a strategy focused on professional tenants and access to employment. A beach property offers a different location appeal, while a golf community can attract buyers and tenants seeking open space, recreation and resort amenities.

SHA Island by IMKAN

SHA Island by IMKAN, officially SHA Residences Emirates, adds a wellness-focused island concept at AlJurf to the mix. Its planned coastal residences and SHA wellness offering illustrate how Abu Dhabi’s investment choices are expanding. For a longer-term investor, the appeal is the potential of a distinctive destination as it develops, supported by careful assessment of delivery, pricing and future demand.

Hudayriyat Golf Estates

Hudayriyat Golf Estates by Modon offers another perspective, with a planned residential community centred on golf, landscaped surroundings and resort amenities. It is a useful example of the different settings investors can consider when building a portfolio across Abu Dhabi.

For a portfolio, these settings offer ways to spread exposure across different types of demand within Abu Dhabi. The range of unit sizes and starting prices also creates room to look for an attractive entry point that fits the investor’s budget. I would assess the price against comparable properties and expected net income, alongside the wider growth story.

Payment plans and off-plan mortgages

Attractive developer payment plans can make it easier to stage an investment over time and retain capital for other opportunities. Current developer offerings include smaller initial deposits and payments spread through the development period, although the exact structure varies by project and release.

Off-plan mortgage options are also becoming part of the picture. In September 2026, Aldar and ADCB announced the first completed off-plan mortgage under ADREC’s new framework. This allows eligible buyers in qualifying projects who have paid at least 50% of the purchase price to arrange financing before handover, subject to lender approval.

Together, these options can provide greater flexibility when planning a portfolio. The full payment schedule, financing costs and handover balance still need to fit the investment plan.

Choose a developer that has already delivered

My starting point is a developer with a proven record of completing comparable projects. Look at what has actually been delivered: construction quality, completion history, finished amenities and how the community is managed afterwards.

That evidence matters when investing in a destination whose full appeal will develop over several years. A strong payment plan is most compelling when it sits alongside a credible developer, a well-considered location and sensible pricing.

For investors prepared to take a longer view, Abu Dhabi deserves attention. The next step is selecting the opportunities that suit your budget, timeframe and existing portfolio.
